Retail with Intention: How Cobblestone Village Anchored Community Growth in Rolesville

When we talk about real estate as a tool for economic development, we’re often referring to large-scale investments and long-term growth. But every now and then, a project comes along that shows us just how local and personal that impact can be.

For me, Cobblestone Village in Rolesville, North Carolina, is that project.

With its walkable design and vibrant energy, Cobblestone reminded me a lot of another leasing project I supported earlier in my career – one that brought boutique restaurants and retail to a thoughtfully designed village center in North Raleigh. That experience reinforced the value of tenant synergy: how the right mix of businesses can complement one another, support local needs, and create an identity for the space as a whole.

Taking the lead on leasing at Cobblestone Village was an opportunity to help define the identity of the space and shape the kind of destination that reflects and serves the Rolesville community.

Over the past year, I’ve had the privilege of leading leasing efforts for this mixed-use development located along South Main Street – right in the heart of one of the fastest-growing towns in Wake County. From the start, the goal was clear: attract a tenant mix that could support the day-to-day needs of local residents and draw visitors from across the broader region. In other words, we wanted to give Rolesville families and professionals more reasons to stay local.

That meant creating a thoughtful balance, welcoming businesses that could bring variety and vibrancy without duplicating what already exists nearby. For example, once Anytime Fitness was secured, that shaped how we approached fitness-related prospects going forward. In retail leasing, exclusive-use clauses are common, but in this case, they also helped us stay true to a broader strategy: building something cohesive, not competitive.

The result is a lineup that reflects Rolesville’s personality: community-focused, family-friendly, and full of energy. There’s Pixels Bar + Arcade, a local favorite that merges retro games with a modern bar menu, and Artisan Beer & Cheese, a cozy spot for charcuterie, wine, and conversation. Lime & Lemon Indian Grill & Bar will add an international flair, and Woof Gang Bakery & Grooming serves pet lovers and their four-legged friends. Health House brings a different kind of offering to the mix – a wellness destination centered on movement, recovery, and holistic care for the growing Wake Forest and Rolesville community. Each business adds something distinct, but together, they reflect the momentum and identity of a town coming into its own.

Every lease added to the bigger picture – a vision of Rolesville as a place where people can live, work, and stay connected without leaving town. What excites me most is that Cobblestone Village is now fully leased. In a competitive leasing environment, that kind of outcome speaks volumes—not just about the property itself, but about what it offers to the community.

Rolesville is investing heavily in itself: a $22 million Main Street Project, plans for a 116-acre park and athletic complex, and new municipal facilities that will anchor its town campus. It’s the kind of long-term vision I love being a part of, and Cobblestone is one piece of that momentum.

As someone who lives and works in this region, helping tenants find the right space – and helping towns find their rhythm – is why I do what I do. The goal was never just occupancy; it was alignment. Getting the right businesses in the right spaces to serve the community now and support growth for years to come.
