Mosaic at Chatham Park: Setting the Foundation at 50 Lifestyle Place (Part 1)

When I joined the leasing team for 50 Lifestyle Place in Pittsboro, NC, the vision was already in motion. The building, part of the larger Mosaic at Chatham Park development, had secured two powerful anchor tenants: Triangle Family Dentistry and Carolina Orthodontics & Children’s Dentistry – both owned by AB&B’s co-founders, Dr. Hesham Baky and Dr. Jonathan Boes.

The leasing model was intentional. These practices weren’t just tenants – they were anchors. Together, they occupied the majority of the building’s 22,766 square feet and brought with them consistent patient traffic, brand recognition, and long-term stability. Their presence set the tone for the entire site, and for my work ahead.

My role was to lease the four remaining suites, ensuring the tenant mix complemented the building’s medtail strategy, served the growing Pittsboro community, and created a seamless experience for both landlords and tenants.

A Strategic Head Start

With trusted medical providers already in place, we had a rare opportunity: to build around stability, not from scratch. That meant I wasn’t just looking to fill space, I was looking for tenants who made sense in the context of:

  • Shared clientele with TFD and COCD

  • Similar traffic rhythms (weekday flow, family-oriented scheduling)

  • Services that supported wellness, accessibility, or daily convenience

  • A calm, professional, family-friendly environment

This wasn’t a strip center. It was a carefully positioned medical office property in a high-growth, mixed-use setting. Every leasing decision had to honor that intention.

What Early Involvement Enabled

I was brought in early enough to have influence on how the remaining space was marketed, configured, and positioned. That made a difference. I could:

  • Offer input on suite layout and use flexibility

  • Guide prospective tenants through the benefits of being adjacent to two high-traffic anchor practices

  • Speak to the property’s long-term vision and the community momentum behind Mosaic

  • Collaborate with ownership on balancing leasing speed with long-term tenant value

We weren’t just placing businesses – we were building out the final pieces of a thoughtfully designed medtail building in one of North Carolina’s most dynamic mixed-use communities.

A Quick Note on Mosaic

Mosaic at Chatham Park is more than a development – it’s a lifestyle ecosystem. With a walkable layout, diverse retail and dining options, and new housing rapidly expanding nearby, the location made sense for providers and service tenants alike. But that only matters if the leasing strategy reflects the people who live, work, and invest there.
