Mosaic at Chatham Park: Behind the Lease at 50 Lifestyle Place (Part 2)

With Triangle Family Dentistry and Carolina Orthodontics & Children’s Dentistry already signed on as anchor tenants, my focus at 50 Lifestyle Place was to lease the remaining four suites in a way that aligned with the building’s medtail vision and the evolving needs of the Mosaic community.

Each space had its own square footage, layout quirks, and tenant possibilities, but what guided every decision was this: fit matters more than speed.

Tenants That Completed the Picture

By the end of 2024, we had placed four additional tenants that complemented the anchor practices and elevated the entire building:

  • WoofGang Bakery & Grooming1,500 SF
    A boutique pet bakery and grooming brand with a strong regional presence. I had previously worked with them at Cobblestone in Rolesville, and knew they were looking to expand to Pittsboro. Their offering brought a warm, high-touch service to the building and tapped into the growing number of young families in the area.


  • Radiance Chiropractic2,892 SF
    A local practice focused on family-centered chiropractic care. Their lease was signed in June 2024, with a planned buildout through the end of the year. While their timeline has faced some construction delays, their commitment and concept added another wellness-focused dimension to the tenant mix.


  • UNC Foot & Ankle Center4,900 SF
    A regional healthcare provider that strengthened the medical credibility of the building. Their presence added another trusted name to the lineup and supported our goal of positioning the property as a “one-stop” health and wellness destination.

  • Select Physical Therapy1,829 SF
    A national PT provider offering recovery and rehab services – complementary to both TFD and UNC’s patient base. They brought both name recognition and traffic consistency to the back half of the building.

The Leasing Lessons

What made this project so interesting was that it required me to think like a planner, not just a broker. A few key takeaways:

Access design matters – especially for retail.
Some of the spaces required entry through a shared lobby, which proved challenging for certain tenant types. I realized that direct, exterior-facing access was critical for consumer-facing businesses that wanted visibility and ease of entry. In future projects, I’ll advocate earlier for flexible entry options during the design phase.

Relationships accelerate results.
Knowing WoofGang from a previous project allowed me to bring them into the space quickly. That early win built momentum – and credibility -for the rest of the lease-up. 

Timelines don’t always cooperate.
We had projected Radiance to open before year-end 2024, but construction delays have pushed things back. Staying in close communication with both the tenant and the ownership team has helped manage expectations and keep momentum steady.

Anchors are powerful, but the puzzle needs all the pieces.
Having two major dental practices in place gave us a strong foundation, but it was the right mix of supporting tenants that made the building feel complete and community-ready.

Final Thoughts

From signing the first lease in 2023 to watching the building fill out in late 2024, 50 Lifestyle Place has been one of the most rewarding projects I’ve worked on.

It taught me that leasing isn’t just about occupancy – it’s about alignment. It’s about building around real people, real needs, and long-term value.
